Cumbrian Lakes is a gated community and is located approximately 4 miles south of Highway 192, the main road through Kissimmee.
There are four lakes, the largest with a concrete lakeside path leading to Shingle Creek and an illuminated fountain. The development also has a children's playground complete with soccer nets.

All of the theme parks are a short and easy drive - Walt DisneyWorld around 15 minutes, SeaWorld 20 minutes and Universal Orlando 30 minutes. The beaches, both the Gulf Coast (to the West) and the Space Coast (to the East) can be reached within 90 minutes.

The closest supermarket is a large, 24 hour WalMart, just a 5 minute drive away where you can buy practically anything.

State Parks - including natural springs and wildlife preserves - should be on high on any visitor's list of places to see.
